Cutsheet packet for your submittal
Fire submittals need an indexed cutsheet packet — every device's manufacturer cutsheet and listing, verified against current CSFM listings. Two ways to handle it:
Plan Pre-Flight Check — $95
We review your plans before the city does — a 12-point screen with a written Pre-Flight Report in 4 business hours (same-day if it’s in by 2pm PT). Credited in full toward your filing when we file the permit.
First-Pass Warranty — +$149
Correction insurance for your filing. If the city issues corrections on anything our pre-flight cleared, we write the correction response and resubmit — free. It covers our rework, never the city’s decision.
Not covered: the city’s approval, issuance, or timelines (we never promise those), client-caused scope changes, or items the pre-flight flagged.
No drawings? We draw them — from $395
No? No worries — that’s literally what we’re here for. Add permit-ready drafting: we draw your floor plans, site plan, and the layouts your city wants to see — in-house, ready for filing in 3 business days. One revision round + one city-corrections round on our drawings included.
Panel migration program
Panel work files as a named platform migration, not a generic swap — each platform has its own compatibility packet, and we file with that packet first try. Migrating 10+ buildings? Portfolio program pricing applies — send us the building list and we quote the program in writing.
Communicator platform
Swap programs are platform-standardized — the filing packet is too. Tell us the platform and we file with the pre-built cutsheet packet for it: communicator cutsheet with its CSFM listing, panel info, and monitoring account details.
Fire Alarm package
Two ways to file your fire alarm permit — pick the package. Both are filed same-day and tracked to decision. City permit fees are separate, paid by you directly to the City.
Detection & notification on this system
Special device classes ride inside the fire alarm permit — flag them here and their cutsheet requirements join the submittal packet, so the reviewer never has to ask.
Sprinkler system variants
These variants ride inside the sprinkler permit — flag them and the alteration gets routed with the right documentation the first time.
Access control & mag-lock intake
From $495 per site — fire and building review handled end to end, plans and cutsheets checked before filing, filed same-day, one corrections round included. The $495 base covers up to 9 controlled doors / openings; larger sites step up by entry count — 10–24 entries $795 · 25–49 entries $1,195 · 50+ entries $1,695 — and your fee panel reprices live as you enter the count. For San Francisco jobs, SFFD fire final-test scheduling and coordination are included in the fee. Additional corrections rounds are $295, quoted in writing before we resubmit. City fees are a pass-through at cost — never marked up.
Files upload with your job files right after payment, in this same order — there’s no separate upload trip. No cutsheet packet yet? The packet build below puts it together for you.
Deficiency program intake
The inspection report is the filing source — attach it with your job files and we pull the repair permits straight from it. One report spawning 3+ permits? Batch pricing applies; we confirm it in writing before filing.
ERCES companions — filed together, inspected together
Refuge and elevator communications are permitted and inspected alongside the ERCES — file them in the same package instead of discovering them at the acceptance test.
Emergency / exit lighting replacements — $125
Replacing dead emergency lights or exit signs during this job? Testing finds them; the replacement is an electrical permit. Add it here and the permit tail rides in this same order instead of being skipped or hand-filed later.
Plan Code Review — $195
Before we file, we review your access control plans against the locking and egress code — sensor release, fail-safe on power loss, push-to-exit placement, release on fire alarm, delayed-egress rules — and flag what a reviewer would correct, while fixing it is still free.
Inspection scheduling
We book your city inspection for you and send you the confirmation — one less thing to chase after the permit lands. We schedule it; the city sets the slot.
Trade-first pricing: choose 1 no-plans trade for $125. Add a second and confirm the $250 Simple Bundle with one tap; it covers up to 4 trades at the same site. A trade is a type of work (electrical, plumbing, mechanical, fire, sign): one permit can cover several trades, and we count trades, not paperwork, so you never pay twice for one permit covering multiple trades. Plan-review work — including structural, fire-rated construction, and change of use — follows the $250-per-permit Complex path.
