The satellite set

Depending on the city and scope, a retail TI package typically includes: building TI / interior alteration (the core permit) + interior demolition + fire alarm + fire sprinkler + storefront signage + sanitary/sewer + minor encroachment where the work touches the sidewalk. We map which of these your jurisdiction requires before the first submittal — not after the city bounces you.

The scoping comes from our jurisdiction playbooks — city forms inventories and intake checklists we've compiled for the cities we serve. If your city isn't in them yet, we scope it by hand. We don't guess at satellite sets; everything we list comes from a published city source.

How do you know which satellite permits my city requires?

From our jurisdiction playbooks — compiled city forms inventories and intake checklists for the cities we serve, including separate fire-agency tracks where fire alarm and sprinkler run as their own permits. For cities not yet in the playbooks, we scope by hand from published city sources before anything files.We never invent satellite sets; if a permit's requirement isn't verifiable, we tell you that and scope it in writing.

What if my store only needs the building TI?

Then the package is one permit and one $125 — we don't pad bundles. The scoping is free either way: if your city truly needs only the TI, that's all you pay for.The whole point of scoping first is to avoid selling you permits you don't need.

Can you really file everything the same day?

We file every permit in the package the same day your documents are complete — that's the "same-day" we promise. What no one can promise is how fast the city reviews: plan-review agencies set their own clocks.Filing is not approval or issuance. Fire-agency tracks in some cities run on their own review lanes.

How does this work across multiple stores or cities?
