The hotel permit program
What a phased renovation usually pulls
Phased building TIs per floor or stack + fire alarm and sprinkler modifications that follow each phase + access control / mag-lock on secured openings + ERCES / BDA (in-building emergency radio) where the fire code requires it + signage + food-and-beverage permits for the restaurant and bar program + operational renewals that keep coming due while construction runs. Sequenced wrong, a phase waits on a life-safety approval from the phase before it. Sequenced right, the phases pipeline.
- Fire alarm & sprinkler programs — $250 filed, $495 complete package per permit — multi-floor fire work filed phase by phase, the same way we run fire programs in occupied high-rises: plans checked before filing, off-hours witness inspections coordinated when the building can't go loud during the day
- Mag-lock & access control — $495/site — secured-opening permits through fire review
- ERCES / BDA — $495/site — emergency responder radio coverage filings, with the annual recertification filing watched after
- TI packages — $125 per permit in the bundle — guestroom, corridor, lobby, and back-of-house scopes priced per permit, filed per phase
- Renewals & operational permits — the recurring fire and operational filings across the property, tracked so none lapse mid-renovation
How it works
- Send the property and the phasing plan. Which floors, which systems, in what order — or just the scope and we'll propose the sequence.
- We build the program map. Every phase's permits in filing order, life-safety dependencies named, one written program quote — with the critical path (usually fire) identified up front.
- Phases file as they come due. Complete packages file same-day; inspections are scheduled around occupancy, including off-hours lanes where the agency offers them.
- One board for the whole property. Every phase, every permit, every inspection — engineering and ownership read the same live status.
Questions
Our building is occupied throughout. Does that change the permitting?
It changes the sequencing and the inspections more than the permits themselves: phased submittals matched to your floor plan, life-safety systems kept in service phase to phase, and testing scheduled for the hours the fire agency and your guests can both live with — including off-hours witness inspections where required.Off-hours agency fees are the city's, at cost, receipts provided.
We have a brand PIP (property improvement plan) deadline. Can permits keep up?
That's the normal shape of this work: the program map is built backward from your deadline, long-lead fire approvals start first, and the timeline ranges in the quote come from the jurisdiction's actual review pace — so if the math doesn't close, you hear it from us at scoping, not at month four.We control filing speed and response speed (comments answered within one business day). Review clocks belong to the agencies.
What does it cost?
Published flat prices where they apply — fire permits $250 filed / $495 complete, $495 access-control permits, $125 per permit in TI bundles — with the overall program quoted in writing before work begins. Agency fees are always separate, at cost, with receipts your asset team can audit.Filing is not approval or issuance — no one can promise those.
Phase the permits like the construction
Give us the property and the plan. We'll map every phase's permits into one sequence and one written number.
